Listing vs. Sales Price

This new article looks at the relationship pattern between the Median Listing Price and the Median Sales Price.

Commentary

The pattern associated with the expectation gap that started appearing when the median sale price flattened out in June 2005 has significance. Also note that gap appears to be starting to shrink.
